Description

The Metropolitan Avenue Housing Development is a high-quality multi-residence building that transcends the common developer-driven model with its refined massing, generous windows and sophisticated material references to the once industrial neighborhood.

The 32,500 square foot infill structure is located in the heart of Williamsburg, Brooklyn, and features 27 condominiums, a residents-only fitness center, private and public rooftop terraces, a rear yard, and street-accessible commercial space for lease.

Relying on reason to define form, the façade is rigorously systematized and material selection has been made to interpret the urban landscape, while providing residents with modern and state-of-the-art comforts: floor-to-ceiling glass, operable windows, zinc corrugated panels, sun-shaded balconies on the south façade, and a terracotta-clad stair tower. The industrial character of the exterior, however, belies the warmth and brightness of the interiors: American Walnut flooring and cabinetry, white marble countertops and tile, white walls – all take advantage of the natural light.

The south-facing (rear) façade invites the greenery of the lush rear yard into the living experience. Each south-facing apartment features a private balcony that extends the living space into the rear yard and an aluminum brise soleil filters summer sun but admits winter warmth. Each balcony and terrace incorporates planters and mesh to promote the growth of vertical gardens. The hope is for the south façade to become a lush, living, green extension of the rear yard, with each inhabitant participating.

The building’s plan is extremely efficient, maximizing owner value, which has afforded an unusual level of finish and detail throughout the building. Its HVAC system is also extremely efficient and will provide the inhabitants with comfort and value. The building’s amenities and refined character will set it apart from other contemporary developments in Williamsburg and be a welcome addition to the neighborhood.
